Keep in close contact with your Lender throughout the approval process. You will be notified of any special requirements that must be met prior to loan approval and the closing and funding of the loan.

If a Power of Attorney is to be used in the closing (i.e.: if one party cannot be present and another needs to act on his/her behalf), advise Chapin Title Company immediately. The Power of Attorney must be in a form acceptable to the title company, its Underwriter and the Lender.

Have your Homeowners/Hazard Insurance agent contact Chapin Title Company as soon as possible regarding the Homeowner Insurance Policy.

The commitment for title insurance and a copy of the restrictions (if any) on the property you are purchasing, will be sent to you before closing for review. Please feel free to call Chapin Title Company if you have questions regarding these documents.

Chapin Title Company will not have final figures until we receive the Lender’s closing Instructions. If the amount of money required at closing exceeds $1,500.00, you will need to provide it in the form of certified funds payable to Chapin Title Company. This is a requirement of the Texas Department of Insurance and is strictly enforced by them when they audit our files. Your cooperation in this regard is greatly appreciated.

Remember that your closing team is here to serve you. You should be notified of the name of your closing team when you receive the commitment for title Insurance.
